Can you work on an occupied property?

Yes, and it is most of what this work is. On an occupied multifamily property the construction is rarely the hard part; the sequencing is. Residents need access to their doors, their parking and their walkways every day, and they need to know in advance when that changes. We phase the work building by building, post notice ahead of each phase, and keep the site returned to a usable state at the end of each day rather than at the end of the job.

What insurance do you carry?

General liability and workers compensation. We can send certificates before we mobilise and name additional insureds where your policy requires it. If your management company has an approved vendor process, we will work through it.

How do you phase work across multiple buildings?

We break the property into phases small enough that disruption stays contained and predictable, then run them in a sequence agreed with you rather than one that suits our schedule. Exterior restoration across a 13 building community is the clearest example: it is not one job, it is thirteen coordinated ones with a single point of contact and one standard of finish across all of them.

Who is my point of contact?

One person, for the duration. Property managers deal with enough vendors who route every question through a call centre. You get a name and a number, and the person attached to them has been on your property.

What drives the cost of a commercial or multifamily job?

The number of buildings and the scope on each. Access, including whether lifts or scaffolding are needed and where material can be staged. Occupancy, since working around residents costs time that an empty building does not. Phasing requirements, if the property needs the work broken into smaller stages than we would otherwise run. Insurance and compliance requirements set by your management company. And the condition found once the exterior is opened up. We walk the property and price it building by building.

What kind of commercial work do you take?

Exterior restoration, roofing including flat and low slope systems, concrete and sitework, and construction on commercial buildings. If a property needs more than one of those, that is the case where a single licensed builder is worth more than a list of specialist subcontractors.

What does exterior restoration actually include?

It varies by property, and that is not evasion, it is what the phrase means. On a multifamily community it typically covers some combination of roofing, siding or stucco repair, trim and fascia, stairs and railings, balconies and walkways, painting, and the sealing and flashing details that stop water getting behind the envelope. The scope is set by what the walk turns up, and we price it building by building rather than as one number for the property.

How do you handle access and staging on an occupied site?

Agreed in advance and in writing, because this is where most resident complaints originate. We identify where material is staged, which parking is affected and for how long, and how residents reach their doors during each phase. Then we post it ahead of the work rather than on the morning it starts. A property manager should never be finding out about a blocked walkway from a resident.
