How we work and how we bid
The paperwork reaches you before the building does
A written report, a drawn concept when there is something to draw, one number, a signed change order for anything new and a closeout package at the end. Every document carries a control number that never changes. These are real pages from real jobs, with client details blurred.
The standard we hold
The standard we hold
The document reaches the client before the building does.
How we run every jobWe photograph what we find. We name what we could not see. We put the recommendation in writing before anyone talks about money.
From our roof inspection reportsSay what is not included as clearly as what is.
How we write a proposalVerbal approval is not approval.
How we handle changes

We walk it
We walk the property, get on the roof where it is safe and photograph everything. For a new structure we measure the site and mark where it will sit.
You receive. Nothing to sign. Just the visit, and answers to your questions on the spot.

- 03INS
Inspection report
Roofs and condition questions get a standalone written report: what we found, what the evidence shows, a recommended course in order of priority, and what we could not see.
You receive. The Roof Inspection Report. Photographs page by page. No price in it, and no claim language.

- 04CPT
Concept, when there is something to draw
New structures, additions and big remodels get drawn first: a plan at true scale, where it lands on your property, how it will look, and every decision you need to make, each with our recommendation.
You receive. The Concept, a 17 by 11 drawing set. It carries no pricing and is not an offer. Two revision rounds are included.

- 05BID
One number
One price for the whole job. One scope page per zone or stage, what it does not touch, and what you own at the end. Included and not included, side by side.
You receive. The Proposal, five to seven pages, with the warranty row for your trade written in. The total appears three times and nowhere else.

- 06EXECUTED
Signed
You sign, every owner of record signs, and the signed proposal becomes the contract copy. The number on it never changes.
You receive. The executed proposal, stamped EXECUTED, and a deposit invoice if your proposal calls for one.

The build and change orders
Photos before anything is covered. Anything new, anything hidden that turns up, anything that moves the cost or the schedule becomes a written change order. Work on that item waits for your signature. Everything else keeps going.
You receive. A change order for each change: why, with the photograph, what is added or removed, its price, the schedule impact in working days even when it is zero, and the running contract total.

Invoices
Billed against the signed proposal only. No new figures, no surprises, and photographs of the work alongside.
You receive. An invoice that references the signed proposal, the amount to date and the balance.

Walkthrough and closeout
A walkthrough with you, standing in front of the finished work. The punch list is written during the walkthrough and issued the same day.
You receive. The closeout package within five working days of the last punch item clearing: what was built, before and after photographs, the punch list cleared, the warranty as written, and who to call.

Warranty
Cover begins at substantial completion. Roofing work carries a 10 year workmanship warranty, and your proposal states the row for your trade, word for word. Materials carry the manufacturer warranty. The full schedule is on the warranty page.
You receive. The warranty exactly as your proposal wrote it. Questions, call the office.

Lines we do not cross
What we will not do
- Price an inspection. The inspection report has no price in it. A proposal follows only if you ask for one.
- Start a change without a signature.Work on a changed item waits until the change order is signed. Everything else keeps going.
- Write a warranty we did not scope. The warranty in your proposal is the one you get, word for word, in the closeout.
- Make you do the arithmetic. One number for the whole job, and the running total on every change order.
Plain words
Two terms you will see in your paperwork
- Dry in
- The point where the structure is closed to the weather: roof deck, underlayment and wrap on, openings covered, so rain stays out while the finish work goes on.
- Substantial completion
- The point where the work is finished enough to use for its purpose, with only punch list items left. Warranty cover starts here.
