What makes concrete crack?
Concrete cracks because of what is underneath it and what happens to the water around it. A slab poured onto ground that was not properly prepared and compacted will move when the ground moves. Water that collects against an edge undermines it. Control joints cut too shallow or too late let the slab choose its own crack pattern instead of following the one you put there. None of that is visible once the pour is finished, which is why the prep is the job.
Why does the soil here matter so much?
Brazos Valley soils include expansive clay, which swells when it takes on water and shrinks as it dries out. That movement is seasonal and it is significant. Concrete poured directly onto untreated clay goes wherever the clay goes. Building a proper base, compacting it, and getting water away from the slab is what separates a driveway that lasts from one that maps out its own cracks in the first few summers.
What is included in grading and drainage?
Shaping the ground so water leaves the structure rather than pooling against it. That can mean regrading a yard that slopes the wrong way, cutting a swale, adjusting how a driveway meets the street, or setting the fall on a patio so it drains away from the house. It is unglamorous work and it protects everything else on the property, including the slab and the foundation.
What do you pour?
Driveways and driveway aprons. Slabs, including slabs for garages, shops and outbuildings. Patios. Walkways and sidewalks. If the concrete is part of a structure we are building, the pour and the building are the same job with the same crew, and the slab gets specified for what is going on top of it.
What drives the cost of a concrete job?
Square footage and thickness. Reinforcement, meaning what goes in the slab before the pour. Soil condition and how much base has to be built up before anything is poured. Access, because a truck that can reach the pour costs less than one that cannot. Whether drainage or grading work is needed alongside it. And finish, since a broom finish and a decorative finish are different amounts of labour. We price it after we have seen the ground and watched where the water goes.
Do you fix existing concrete?
Sometimes, and sometimes replacement is the honest answer. A slab that has cracked because the base failed will keep cracking no matter what is done to the surface. We will tell you which one you have rather than selling you a repair that buys a season.
How long before I can use it?
Concrete is walkable within a day or so and takes considerably longer before it should carry a vehicle. Curing is a chemical process, not a drying one, and rushing it is how a driveway develops a crack pattern in its first year. We will give you the timeline for your specific pour and the weather it is curing in, and we would rather tell you to wait than come back and repour.
Can you pour the slab for a building you are also constructing?
Yes, and it is the better way to do it. When the same company pours the slab and frames the building, the slab is specified for the loads and the anchor layout that are actually going on top of it, and the two schedules are one schedule. When those are separate contracts, the builder inherits whatever the concrete contractor left and works around it.
