Do I need a repair or a full replacement?
It depends on what is under the shingles, and nobody can tell you from the ground. A roof with isolated damage over sound decking is worth restoring. A roof that has lost granules across whole slopes, or that has soft decking underneath, will cost you twice if you patch it now and replace it in two years. We get on the roof, lift what needs lifting, photograph what we find, and tell you which situation you are in before anyone talks about scope.
What actually happens during a roof replacement?
We strip the old system down to the deck and replace any decking that has gone soft. Then we rebuild: underlayment, flashing at every penetration, drip edge, and the roofing material you chose. Flashing gets replaced rather than reused, because flashing is where most roofs fail long before the shingles do. We protect the landscaping, we run magnets across the property before we leave, and the crew that starts your roof is the crew that finishes it.
What does a roof inspection cover?
We check the field of the roof, the flashing, the penetrations, the valleys, the ventilation, and the decking underneath wherever it is reachable. You get photographs of anything we find and a plain description of what it means for the life of the roof. An inspection is worth doing before you buy a house, after any serious storm, and every couple of years once a roof is past its first decade.
What do you do after hail or high wind?
We document first. We photograph the whole roof and the collateral damage that supports a claim, so you hold a proper record whether or not you decide to file. We work with adjusters regularly and can be on the roof when yours comes out. We will not tell you what your policy covers, because that is your adjuster’s determination and not ours to make. What we can do is make sure the damage is recorded properly before weather and time make it harder to attribute.
Do you work on commercial roofs?
Yes. Flat and low slope systems, coatings and restoration, and phased work on occupied buildings where tenants stay in place throughout. Commercial and multifamily work has its own page, because the questions a property manager asks are different from the ones a homeowner asks.
What drives the cost of a roofing job?
Pitch, because a steep roof slows every part of the job and changes how the crew is tied off. Access, because a roof a truck can park beside costs less to load than one behind a fence. The condition of the decking, which nobody knows for certain until the old roof is off. The number of penetrations and valleys, since that is where the labour concentrates. And the material you choose. We bid the roof after we have walked it. We do not publish figures, because a number written before anyone has been on your roof is a guess dressed up as a quote.
What does the 10 year workmanship warranty cover?
It covers our work: how the system was installed and how it was detailed. The materials carry their own manufacturer warranty, which is separate, and we will explain the difference when you choose them. The workmanship warranty applies to roofing.
