What is exterior restoration, as opposed to painting?

Short answer

Restoration is the repair that has to happen before paint is worth buying. Rotted trim, failed soffit, split fascia, open joints, previous repairs that were caulked rather than fixed. Paint over any of those looks correct for one season and then fails exactly where the repair should have been.

If a contractor quotes you a repaint without walking the trim, you are buying a colour, not a job.

What do you do about rot?

Short answer

We cut it out back to sound material and replace it. Filler belongs in a nail hole, not in a structural member, and rot that is filled rather than removed continues behind the repair.

Rot is also a symptom. Fascia rots because water came off the roof edge in a place it should not have, so we look for the reason as well as the damage, and we will tell you if the fix is upstream of the board we are replacing.

What drives the cost?

Short answer

The repair, not the paint. Square footage and number of storeys set a floor, and then the condition of the trim and the amount of carpentry sets the real price. A house that needs no repair and one that needs forty feet of fascia are the same paint job and two different quotes.

Our workmanship warranty

EV Roofing & Construction warrants its own workmanship on structural repair carried out as part of the work for 5 years. Materials and equipment carry the manufacturer’s own warranty. Cover begins at substantial completion. It excludes owner supplied items, normal wear, and damage from deferred maintenance.

Paint itself is not structural, and its life depends on preparation, exposure and the product.
