What do you build?
Detached garages. Shops and workshops. Outbuildings, including ones with conditioned rooms built inside them. Carports. Room additions onto existing houses. And custom homes. We have built detached garages in Navasota and outbuildings with finished, conditioned space inside, so these are not projects we are describing in the abstract.
Why does it matter that one company does all of it?
Because the seams between trades are where projects stall. A roofer will not pour your slab. A concrete contractor will not frame your walls. A framer will not finish the inside. On a typical detached garage that is four companies, four schedules and four people who can each blame the other three when something does not line up. We hold the slab, the frame, the roof and the finish, so there is one schedule and one company answering for the whole structure.
Do I need a permit?
It depends on the jurisdiction and on what you are building. Bryan and College Station each have their own requirements, and unincorporated Brazos County is different again. We handle the permit process as part of the job. Permit fees are set by the city and are a matter of public record; they are a pass through cost and not a charge from us.
How long does a detached garage or shop take?
It depends on the slab, the span and the weather, and we will not put a date on it before we have walked the site. What we will do is tell you the sequence: site prep and grading, then the slab and its cure, then framing, then dry in, then the roof, then whatever finish you have asked for inside. The cure on the slab is not negotiable and it is the part people are most surprised by.
What drives the cost of a new structure?
Span, because the distance the structure has to cross without support determines the framing and sometimes the whole approach. The slab specification, including thickness and reinforcement. The soil, since Brazos Valley clay moves and the base has to account for it. Site access for concrete trucks and material delivery. Whether the space is conditioned, which brings insulation, electrical and mechanical into the job. The finish level inside. And permits. We price a build after we have stood on the lot.
Can you build onto an existing house?
Yes. Additions are their own kind of problem, because you are tying new structure into old structure and the roof line has to work when it is finished. That tie in is exactly the seam that goes wrong when the roofer and the builder are different companies. Here they are not.
Do I need an architect, or can you work from what I have?
For a detached garage, a shop or most outbuildings, no architect is needed and we can work from a description, a sketch and a site walk. For a custom home, or for an addition that changes the structure of the house, you will want drawn plans, and we will tell you plainly which category your project falls into rather than letting you find out later. If you already have plans, we build from them. If you do not, we will tell you what has to be decided before anything can be priced or permitted.
What happens to the roof on a new build?
It is ours, which is the point. On most new construction the builder frames the structure and then hands the roof to a subcontractor, and the detail where the roof meets the wall becomes nobody’s clear responsibility. We frame it and we roof it, so the flashing, the drip edge and the tie in to any existing roof line are all done by one company that has to stand behind the whole thing.
